Here is what most people do not know: a signed mineral deed that never re= aches the county courthouse provides no protection against the rest of the= world. Texas recording law does not care what the two parties privately a= greed to. A subsequent buyer=2C a creditor=2C or an operator running a tit= le review all look at the same public record=2C and if the deed is not the= re=2C neither is the ownership.
